CONGRATULATIONS! You just got pre-approved for the home of your dreams! Of course, now you want to go shopping for all new furniture, accessories, and decor, right?

 

Wrong! Once you have gotten pre-approved, you need to watch your spending EXTRA cautiously. It is very important to monitor your finances during this time, as your lender will be as well. Here are 4 things to stop doing as soon as you become pre-approved:

 

1- Changing jobs. In order to look as stable a borrower as possible, it is important to stick with the same employer. In addition, you don’t really want there to be a change in income anytime soon. just stay where you are for now.

 

2- No suspicious large deposits. Other than salary deposits, it is important to not dump any large sums of money into your account. Remember: the key to home purchase financing is CONSISTENCY.

 

3- Stop buying things that are unnecessary. Whatever you do, do not think this is the time to go on a shopping spree. This is the time to hold back on buying that huge TV or expensive handbag.

 

4- Keep your credit card usage under 30%. This can really affect your credit score if you aren’t careful. The last thing you want to appear as is financially irresponsible to your lender.
