Lower Rates-What We Have Been Waiting For

I wanted to share a bit of good news for now and on the horizon. I work closely with a local mortgage broker Max Kallos with Ardent Loans. His contact info is on our website under Finance. He keeps all his clients and myself up to date on the changing mortgage rate information. I am a Georgia Realtor and not a mortgage broker and wanted to copy this to let my clients and new comers to the site, the newest information as of September of 2025. Here is what Max Kallos has to say:

• The Fed met as expected and trimmed rates slightly. Banks had already priced this in, which is why mortgage rates were already trending lower before the announcement.

• Interestingly, mortgage rates actually ticked up a bit after the announcement — a good reminder that Fed rates and mortgage rates are not the same thing.

• On another positive note, in anticipation of 2026 loan limit increases, one of our banks is already allowing a conforming loan limit of $819,000 (up from the current $806,500). That means any loan amount at or below $819K will now get conforming rates/pricing rather than higher jumbo pricing — great news for buyers!
